Hidden impairment in the real estate company
In December, the Swedish real estate company Balder bought shares in its Norwegian peer Entra. These shares were purchased at a high price, and at the end of the year were recorded at a value of SEK 215 per share in Balders’ balance sheet.
Meanwhile, another Swedish real estate company, Castellum, also has a shareholding in Norwegian Entra. In Castellum’s annual report, the shares in Entra were listed at SEK 219 per share.
The latest reports show that Entra is valued at SEK 185 per share at Castellum, while Balder has not made any write-downs at all. Meanwhile, Entra is trading on the
Oslo Stock Exchange
at SEK 83.82. There is reason to believe that there will be impairment of this shareholding in both these real estate companies by the end of the year.
